Christian Commercial/JT Land Compan~~/CU 05-26 <br />December 19, 2005 <br />Landscaping <br />Page 3 <br />The applicant has agreed to provide screening along the east property line, to screen the <br />facility from the adjacent residence. The screen will consist of evergreens 6 to 8 feet high. <br />No other landscaping is proposed. There are sufficient trees on the site to meet the <br />landscaping requirements. <br />Existing Residence <br />The existing residence is occupied by employees of Plaisted Companies. They have the <br />responsibilit<~ of caretakers of the pit and maintaining securit<- and safet<- when the pit is <br />closed. Caretaker residences are allowed in the I2 district It is staffs recommendation that <br />the exiting residence be allowed to remain provided that the occupants are employees of <br />Plaisted Companies or JT Land Company and there job is that of caretaker of the mining pit <br />and or production facility. <br />Standards for Issuance of a Conditional Use Permit <br />The issuance of a Conditional Use Permit can be ordered only if the use at the proposed <br />location: <br />7. 1-Y'ill not endanger, injure or detrimentally affect the use and enjoyment of otherproperty in the <br />immediate vicini~ or the public health, safety, morals, comfort, convenience orgeneral welfare of the <br />neighborhood or the city. <br />2. mill be consistent with the comprehensive plan. <br />3. 1-Y'il/ not impede the normal and orderly development and improvement of surrounding vacant <br />property. <br />4. mill be served adequately by and will not adverse~~ affect essential public facilities and sennces <br />including streets, police and fire protection, drainage, refuse disposal, water and sewer systems, pan~.r <br />and schools; and will not, in particular, create tra~c congestion or interference with tra~r. on <br />adjacent and neighboring public thoroughfares. <br />5. bill not involve uses, activities, processes, materials, equipment and conditions of operation that avill <br />be detrimental to any persons orproperty because of ea;cessive tra~c, noise, smoke, fumes, glare, <br />odors, dust or vibrations. <br />6. lYlill not result in the destruction, loss or damage o f a natural, scenic or historic_ feature of major <br />importance. <br />7.
