Adolphson, Community Development Director <br />The Brentwood public hearing held on November 26, 1979, was for <br />preliminary plat and lot size approval. The legal notice was <br />published and notices mailed to adjoining property owners. <br />During the November 26th meeting, the lot sizes ~rere discussed. <br />However, the motion for approval of the preliminary plat did not <br />include the lot size variance.. The total area is 250 acres with <br />13.26 acres in outlots, leaving 236.74 acres for the dwelling lots. <br />There are 101 proposed lots giving an average size of 2.34 acres. <br />The Planning Commission needs to find: <br />1. That to do the topography and need to keep street grades low, <br />some lots become less than 2.5 acres. <br />2. That the variance is necessary for the preservation and enjoy- <br />ment of a substantial property right of the petitioner. <br />3. That the granting of the lot size variance would not be <br />detrimental to the public welfare or injurious to other property . <br />in this area. <br />4.
