<br />. <br /> <br />easement requested to be vacated is currently zoned residential. A <br />forthcoming application by Riverside Development is to rezone this area to <br />commercial. By vacating the easements and rezoning the property, there is <br />the potential for expansion of the commercial development closer to the <br />residential area to the east. <br /> <br />RECOMMENDATION <br /> <br />It is recommended that the City Council deny Resolution 94-_, vacating <br />the drainage and utility easement within a portion of Outlot A, Cherryhill <br />Bluffs Addition, based on the following: <br /> <br />1. The drainage and utility easement is needed for storm water ponding, <br />storm sewer improvements and mitigation area. <br /> <br />2. The drainage and utility easement currently protects a portion of the <br />ridge line from development activity, therefore contributing to <br />preserving a natural buffer between the commercial and residential <br />areas. <br /> <br />. <br /> <br />. <br /> <br />c:council:ev94-4 <br />
