EV 94-4 <br /> <br />ISSUE <br /> <br />Consider Resolution 94-_, vacating a drainage and utility easement on a <br />portion of Outlot A, Cherryhill Bluffs Addition. <br /> <br />ATTACHMENTS <br /> <br />. Resolution No. 94-_ <br />Location Map <br /> <br />ANALYSIS <br /> <br />This request by Riverside Development is being done in conjunction with a <br />request to amend the land use plan, rezone and replat a portion of Oak Park <br />Plaza. The specific area requested to be vacated is approximately 100 feet <br />wide and parallel to the southeast property line of Oak Park Plaza. This area <br />also coincides with the requested rezoning application submitted by Riverside <br />Development. <br /> <br />. <br /> <br />As outlined in the previous item presented to the City Council, the southeast <br />property line of Oak Park Plaza is an area that has a natural ridge line along <br />with a significant stand of trees. Ideally, this natural buffer should be <br />preserved to maintain an aesthetically pleasing buffer between the <br />commercial and residential. In addition, there are areas proposed to be <br />vacated that need to be retained to cover the mitigation area, storm water <br />ponding and storm sewer extension from Hillside commercial north of 193rd <br />Avenue. Terry Maurer has indicated that retaining the drainage and utility <br />easement on Outlot A of Cherryhill Bluffs will allow for full utilization of the <br />outlot as a regional ponding site.
