AS 94-16 <br /> <br />REQUEST <br /> <br />Mr. Richard Thompson is requesting an administrative subdivision to divide <br />an approximate seventy (70) acre parcel into a 10.62 acre parcel and a 59.40 <br />acre parcel <br /> <br />LOCATION <br /> <br />Southwest corner of the south half (1/2) of the southeast quarter (1/4) of <br />Section 5, Township 33, Range 26 (North side of 221st Avenue, Elk River, <br />MN). <br /> <br />ZONING / LAND USE <br /> <br />Al (Agricultural Conservation) / A (Agricultural) <br /> <br />ATTACHMENTS <br /> <br />Location Map, Zoning Map, and Survey Map <br /> <br />ANALYSIS <br /> <br />The property is zoned AI, which requires a minimum lot size of ten (10) acres <br />with three-hundred (300) feet offrontage. According to the submitted survey, <br />Mr. Thompson is proposing to subdivide a seventy (70) acre parcel to create a <br />59.40 acre parcel (Parcel A) and a 10.62 acre parcel (Parcel B). City Code <br />requirements do not include the right-of-way or easement area for lot size <br />requirements. Because road right-of-way can not be included to meet <br />minimum lot size requirements the net lot acreage of Parcel B is ten (10) <br />acres.
