Northeast corner of Elk Hills Drive and US Highway 169 <br />ZONING I LAND USE <br /> <br />PUD (planned Uriit Development) / HB (Highway Business) <br /> <br />ATTACHMENTS <br /> <br />Location Map, Zoning Map, Memo from Terry Maurer, Development Plans, <br />Narrative of Proposed PUD, Traffic Study, Minutes from previous Planning <br />Commission and City Council meetings, Previous PUD Agreement <br /> <br />OVERVIEW <br /> <br />Elk River Development Inc., is requesting a conditional use permit approving <br />a development plan for a commercial planned unit development on Outlot A, <br />Deerfield Third Addition. The development plan will be a guide for future <br />development and uses on the subject property. <br /> <br />. <br /> <br />The developer's proposal consists of four (4) free standing buildings with a <br />total of 29,687 square feet. Proposed uses include a mixture of retail, auto <br />repair, and a sit-down "Class I" restaurant. The actual square footage of <br />each of the uses is broken down as follows: <br /> <br />P.O.
