The request would be consistent with neighboring lots. <br /> <br />Comprehensive Plan <br />The Comprehensive Plan guides this area as Old Town which is the home for a wide range of housing. <br />The Plan seeks to protect and promote the maintenance of the single family neighborhoods. The <br />majority of the existing high density housing is located in the Old Town area. This request does not <br />deviate from the intent of the Old Town designation. <br /> <br />Parks <br /> <br />Park Plan - The Comprehensive Park Plan does not indicate any park target area nor trail corridor in the <br />wider area. <br /> <br />Given the Comprehensive Park Plan, it is recommended that park dedication be paid in the form of cash <br />for one (1) lot at the rate applicable at the time of Final Plat approvaL <br /> <br />Engineering <br />The request has been reviewed by the City Engineer and he would recommend approval of the request. <br />Access to the property shall not be allowed on J ackson Avenue.
