The landscaped area along the south property line should <br />include a hedge similar to that proposed along Freeport or some <br />conifers to help buffer the drive-up window. <br /> <br />4. All landscaping should be removed from the thirty (30) foot sight <br />visibility triangle to allow adequate visibility for vehicle traffic. <br /> <br />5. By removing the parking stalls around the trash enclosure, <br />additional landscaping can be provided to help screen the trash <br />enclosure area. <br /> <br />6. All disturbed areas will need to be sodded. <br /> <br />D. Pedestrian Circulation <br /> <br />1. <br /> <br />Sidewalk in front of the building should be a minimum of six (6) <br />feet in width. This will allow four (4) feet of space for <br />pedestrians and two (2) feet of overhang for the vehicles. <br /> <br />. <br /> <br />2. Handicap ramps will need to be provided on site. <br /> <br />3. It is suggested a segment of sidewalk be provided from the <br />sidewalk along Freeport Avenue to the parking area allowing <br />pedestrians access without crossing the landscaped area. One <br />location may be immediately west of the building as it aligns <br />with the sidewalk in front of the building. <br /> <br />E. Refuse Collection <br /> <br />1. Trash enclosures shall be constructed of masonry material to <br />match the proposed building and have gates. <br /> <br />F. Drainag:e and Utilities <br /> <br />1.
