<br />Milton A. Tuttle <br />July 18, 1994 <br /> <br />Page 2 <br /> <br />. <br /> <br />Sherburne County Engineer's are not requesting additional easement for <br />road right-of-way. The County has recently made improvements to County <br />Road No. 33, which has thirty-three (33) feet of easement, and do not forecast <br />any future need for additional easement. County Road No. 1 already has fifty <br />(50) feet of easement for road right-of-way. <br /> <br />There is also a Northern States Power (N.8.P.) easement that extends <br />through all mentioned parcels. The easement, which is approximately 240 <br />feet wide, allows for overhead power line extension through the area. All <br />proposed parcels will be buildable lots with the easement. N.8.P. has <br />commented on the proposal and does not object to the administrative <br />subdivision as long as the applicant is aware of the easement and overhead <br />power lines. <br /> <br />ACCESS <br /> <br />Access to the proposed Parcel B and Parcel C will be via County Road No. 33 <br />and Parcel A will either be from County Road No. 33 or County Road No. 1. <br /> <br />. <br /> <br />ZONING <br /> <br />The area is currently zoned R-1a, Single Family Rural Residential. All <br />proposed parcels meet the minimum lot size requirement. <br /> <br />There are no existing housing units located on the proposed Parcel A or <br />Parcel B. There is an existing housing structure and accessory structures <br />located on Parcel C. <br /> <br />PARK DEDICATION <br /> <br />The City of Elk River has, in the past, accepted land when subdivision occurs <br />for park land dedication or money in lieu of the land. The Park and <br />Recreation Commission recommend a payment of $450 for the creation of <br />each new parcel. Since two new parcels are being proposed, the total amount <br />requested by the Park and Recreation Commission is $900. <br /> <br />RECOMMENDATION <br /> <br />. <br /> <br />It is recommended the City Council approve the administrative subdivision <br />request by Milton A. Tuttle to divide approximately 18.00 acres into one 2.5 <br />net acre parcel (Parcel A), one 2.5 net acre parcel (Parcel B), and one 12.29 <br />net acre parcel (Parcel C) with the following conditions: <br /> <br />tuttle.troy <br />
