TUTTLE, <br />PUBLIC HEARING, CASE NO. AS 94-12 <br /> <br />REQUEST <br /> <br />Milton A. Tuttle is requesting an administrative subdivision to divide an <br />18.00 acre parcel into a 2.67 acre parcel, a 3.04 acre parcel, and a 12.29 acre <br />parcel. All lots are being proposed to have frontage along County Road No. <br />33. <br /> <br />. <br /> <br />LOCATION <br /> <br />Southwest corner of the intersection of County Road No. 33 and County Road <br />No.1., Elk River (south half of the southeast 1/4 of the southwest 1/4 of <br />Section 8, Township 33, Range 26, Sherburne County, MN). <br /> <br />ZONING / LAND USE <br /> <br />R-1a (Single Family Residential) / LR (Low Density Residential) <br /> <br />ATTACHMENTS <br /> <br />Location Map, Zoning Map, Survey Map, Site Map <br /> <br />DIMENSIONAL REGULATIONS <br /> <br />. <br /> <br />The property is zoned R-1a, which requires a minimum lot size of 2 1/2 acres <br />with 160 feet of frontage. According to the submitted survey, Mr. Tuttle is <br />proposing to subdivide an 18.00 acre parcel to create a 3.04 acre parcel <br />(Parcel A), 2.67 acre parcel (Parcel B), and a 12.29 acre parcel (parcel C). <br />Because road right-of-way can not be included in the area that must meet <br />code requirements the net lot acreage is 2.5 acres (parcel A) and 2.5 acres <br />(Parcel B).
