<br />Robert Cross <br />July 18, 1994 <br /> <br />Page 2 <br /> <br />. <br /> <br />Mr. Cross is proposing to create a 64.6 acre parcel (Parcel A) and a 15.14 acre <br />parcel (Parcel B). Parcel B currently has a single family dwelling and <br />attached accessory buildings located on this site. Parcel B is bisected by <br />County Road No. 12. The northern half of the parcel is ten (10) acres in size. <br />The southern half is 5.14 acres in size, for a total of 15.14 acres. The <br />southern 5.14 acres was not divided into a separate parcel because a home <br />could not be constructed on this site without the need for variances, <br />therefore, this remnant piece was added to the existing home site. Mr. Cross <br />is considering developing Parcel A in the future. <br /> <br />NATURAL FEATURES <br /> <br />Trott Brook, a DNR protected stream, does bisect both parcels, however, <br />there is ample room on the 64.4 acre parcel to meet the 100 foot setback from <br />the ordinary high water mark of the stream. This site also has several <br />wetlands, however, they can be avoided for the construction of a home. <br /> <br />PARK AND RECREATION RECOMMENDATION <br /> <br />. <br /> <br />The Park and Recreation Commission recommended a cash payment of $450 <br />for the creation of a new parcel. <br /> <br />RECOMMENDATION <br /> <br />It is recommended the City Council approve the administrative subdivision <br />request by Robert Cross to divide and eighty (80) acre parcel into two parcels, <br />one 64.4 acre parcel (Parcel A) and one 15.14 acre parcel (parcel B) with the <br />following conditions: <br /> <br />1. PAYMENT OF PARK DEDICATION FEES IN THE AMOUNT OF <br />$450 BE PAID TO THE CITY PRIOR TO RECORDING. <br /> <br />. <br /> <br />cross. council <br />
