AS 94-13 <br /> <br />REQUEST <br /> <br />Robert Cross is requesting an administrative subdivision to divide an eighty <br />(80) acre parcel into a 64.6 acre parcel and a 15.14 acre parcel. The 15.14 <br />acre parcel currently has access to 181st Avenue (County Road No.12) and <br />the 64.6 acre parcel will have access on either 181st Avenue (County Road <br />No. 12) or Cleveland Avenue (County Road No. 40). <br /> <br />LOCATION <br /> <br />The SW quarter of the SE quarter, Section 36, Township 33, Range 26, <br />Sherburne County, MN. The address of the existing home on the 15.14 acre <br />parcel is 9997-181 Ave, Elk River, MN. <br /> <br />ZONING I LAND USE <br /> <br />RIA (Single Family Residential) / LR (Low Density Residential) <br /> <br />ATTACHMENTS <br /> <br />Location Map, Zoning Map, Site Plan <br /> <br />DIMENSIONAL REGULATIONS <br /> <br />The property is currently zoned RIA, which requires a minimum lot size of 2 <br />1/2 acres with 160 feet of frontage. The existing property is also located <br />within the subdivision moratorium zone, which restricts properties to be <br />subdivided into parcels less than 10 acres in size.
