<br />Case File: EV 07-01 P07-03 <br />Page 3 <br /> <br />Renner 3m Add. <br />Ray Renner <br /> <br />Parks <br /> <br />Park Plan - The Comprehensive Park Plan does not indicate any park target area nor is trail corridor <br />in the wider area; but a trail easement recommended along the entire length of Jarvis Street, as it <br />adjoins the subject plat. <br /> <br />Park and Recreation Commission Recommendation - Given the Comprehensive Park Plan, staff <br />recommends that the Parks and Recreation Commission recommend that park dedication be paid in <br />the form of cash for the portion of the Outlot (3.92 acres) that will be platted into Lot 1, Block 1, <br />Renner Third Addition. . <br /> <br />Recommendation <br /> <br />Staff recommends approval of the Easement vacation and Preliminary and Final Plat request, as <br />illustrated on drawings dated received February 22,2007 with the following conditions: <br /> <br />1. All comments of the City Engineer's memo dated February 28,2007 shall be addressed. <br />2. The development shall meet all applicable flte codes. The Fire Chief shall verify the location <br />of all flte hydrants, and may require additional hydrants necessary to preserve the health and <br />safety of the residents. <br />3. Easements shall be vacated as shown on exhibit A and B. <br />4. In addition to the easements shown on the preliminary plat, the following easements shall be <br />provided: <br />A. Trail easement - 10-foot trail easement along the entire length of Jarvis Street, as it <br />joins the subject plat. <br />B. A 10-foot drainage and utility easement be provided along the frontage of Outlot A. <br />5. Park dedication shall be provided in the following manner: <br />a. Cash dedication for 3.92 acres at the rate applicable at the time of final plat approval. <br /> <br />6. All required subdivision/park information shall be provided in an electronic format (.dwg <br />file) as required by the City Ordinance and Land Use Application prior to recording of the <br />plat. <br />7.
