EXHIBIT A LEGAL DESCRIPTION TO THE EASEMENT TRACT: Perpetual easement for public utility and drainage purposes over, under, and across that part of the following described property: That part of the Southwest Quarter of the Southwest Quarter (SW % of SW %) of Section 2, Township 32, Range 26, in Sherbume County, Minnesota, described as follows: Commencing at a point where the Northerly right-of-way line of the Town Road (Now 173r~ Avenue Northwest) as presently laid out and established along the South side of said Southwest Quarter of Southwest Quarter (SW % of SW %) intersects the Northeasterly right-of-way line of U.S. Highway No. 10 and 52, as presently located and established; thence Northwesterly along the said Northeasterly right-of-way line of U.S. Highway No. 10 and 52 a distance of 144.30 feet, to the point of beginning of the tract to be described; thence continue along the last named course a distance of 255.70 feet; thence Northeasterly at right angles to said highway right-of-way line a distance of 300 feet; thence Southeasterly and parallel with said Highway right-of-way a distance of 255.70 feet; thence Southwesterly a distance of 300.00 feet, more or less, to the point of beginning. VVhich lies within the following perpetual easement for utility and drainage purposes.
