The items listed below are presented to correspond with the numbering on your review: <br /> <br />Lots: <br /> <br />1. This table is being provided. <br />2. Lot 3, Block 2 has an area equal to or greater than 1.0 acre of contiguous land void of <br />wetlands, as shown on the revised Preliminary Plat. I see no requirement that it be void <br />of timber. . <br />3. The approximate location of the Existing Primary Septic area has been shown and the <br />location of the Proposed Secondary Septic area has been added. <br />4. The wetland buffer and setbacks have been added to the drawing. <br />5. A sketch with aerial photo overlay has been provided showing a possible extension of <br />Kennedy Street and the possible extension of Nixon Street to Twin Lakes Road as well as <br />possible subdivision of the property to the south. . <br />6. The ordinance does not require a 30 MPH design. All curves meet or exceed the <br />requirement for a 100-foot sight distance indicated by Section 30-444-"Curve radius <br />between street lines" of the City of Elk River Subdivision Ordinance. <br />7.
