All Builders and homeowners shall adhere to the <br />following guidelines: <br /> <br />1. <br /> <br />Square Footage: <br />a. Split Entry <br />b. Rambler <br />c. Modified Two Story <br />d. Two Story <br /> <br />Square feet minimum <br />Square feet minimum <br />Square feet minimum <br />Square feet minimum <br /> <br />2. 8112 minimum Roof Pitch and upgraded Architectural Roof Shingles (i.e. Timberline <br />30, Horizon or equivalent) <br /> <br />3. Homes in Liberty Heights Estates must have a full natural front elevation (i.e. Brick, <br />Stone, Hardie BolU'd, Stucco or Wood). Architectural Control Committee encourages <br />the LISe of window wraps, window grids, shutters, shakes, decorative louvers, front <br />porcheS and columns. <br /> <br />4. Garages: Developer to encourage turned garages where allowed. <br /> <br />5. BuiJders/homeowners arc responsible for aU city ordinlUlcc requirements. <br /> <br />6. Builders agree to submit to the Archilect\lral Control Committee a full set of <br />blueprints, elevations of all buildings and exterior colors/types. <br /> <br />7. SodlTrees: Buyer agrees to plant one boulevard tree and sod entire front and side lots <br />within 30 days ofC.O. -weather pmnitting. See city requirements attached. <br /> <br />S. Escrow: Buyer shall provide 8 S 1500.00 escrow on tho date of closing to ellsure tJte <br />required tree and sod is installed. After all construction and land soaping is complete <br />and city is satisfied, the escrow deposit will be returned to Builder and thus the <br />Buyer. <br /> <br />9. No sheds or out buildings wiD be allowed in Liberty Heights Estates. <br /> <br />10. No buses. trucks, house trailers, unlicensed vehicles, aircraft. traCtors or watCl'cmft <br />shall be parked or stored on the property except on a temporary basis, not to exceed <br />14 days. City of Elk River regulations to govern also. <br /> <br />II. No o\"erhead garage doors taller than 10 feet. <br /> <br />12. All mailboxes shall be alike. Buyer shall provide 5200 at closing for 8 one time <br />provided mailbox..
