NOV. 29. 2006 5:16PM

NO. 482

P.3/3

Ms. Lori Johnson
Page 2 0[2

I
I

The closing of Halas Street NW and the construction of 19l i1h Street NW have only been
discussed with Township officials in a preliminary fashion; If the preliminary plat of
Libeny Heights Estates receives council approval, Burns Tl ~wnship will study this issue
further and provide additional comments to all parties. WC'j will continue to work with the
City of Elk River, Sherbume County, and Anoka County 1m an effort to reach a solution
that is agreeable to all that are involved.

,.
,

,.

Lot Size / Densitv

The minimum lot size allowed in Bums Town~bip in the Rtl1'al Residential Agriculture
district is two and one half (2 I~) acres. The maximum Qe~ dty allowed is one lot per five
(5) acres. There are no other resic:lential ~oning districts tha t would allow for ~~al1er lot
sizes or increased density. The Township Planning and 201 ring Commission has
indicated that there are no plans for a future municipal seWI If collection and treatment
system, and therefore they do not foresee the minimum lot i lize or the maximum density
changing significantly in the future.

The Planning and Zoning Commission discussed this apPU\l/ltion at their November 28,
2006 meeting. The commission respectfully requests that !qleasures be taken to the extent
possible to provide a "transition area" near the Bums To~ship / Elk River border. More
specifically, the Planning and Zoning Commission requests that larger lot size~/decreased
density be provided near the Bums Township I Elk River bl)rder.

We appreciate the opportunity to provide our comments on this application.
