Rd. No. 31 on the plat) and County Highway 40. Benshoof & Associates <br />completed a traffic impact study in February, 2006 for this residential development. Anoka <br />County and Burns Township must be provided an opportunity to comment on this proposal. <br />Each of these three highways has a collector designation with limited access; in addition CSAH <br />33 has been identified by MnDOT as a possible east-west Tru'nk Highway. <br /> <br />As a condition of plat approval, we require the donation and dedication of right of way in fee title <br />(along your property) as follows: 60 feet and 75 feet, from<the traveled centerlines of CSAH 13 <br />and CSAH 33, respectively. Right of way along CH 40 is 50 feet and has been satisfied with <br />Sherburne County Right of Way Plat No. 30. If trails are proposed or planned within or adjacent <br />to County Highway rights of way, ten additional feet are required. The limited access symbol <br />must be applied to the drawing along each County Highway. We require complete clearing, <br />grubbing and restoration (as necessary) of the right of way along county highways to match the <br />dedicated right of way. <br /> <br />The Liberty Heights Drive and 189th Avenue accesses to CH 40 have been incorporated into <br />the CH 40 reconstruction design plans. These accesses align with the approved access points <br />in River Park located west of CH 40. Sherburne County will construct auxiliary traffic lanes at <br />CSAH 13 & CH 40 and CSAH 12 & CH 40 as part of our CH 40 reconstruction project. <br />
