Rd. No. 31 on the plat) and County Highway 40. Benshoof & Associates completed a traffic impact study in February, 2006 for this residential development. Anoka County and Burns Township must be provided an opportunity to comment on this proposal. Each of these three highways has a collector designation with limited access; in addition CSAH 33 has been identified by MnDOT as a possible east-west Tru'nk Highway. As a condition of plat approval, we require the donation and dedication of right of way in fee title (along your property) as follows: 60 feet and 75 feet, from<the traveled centerlines of CSAH 13 and CSAH 33, respectively. Right of way along CH 40 is 50 feet and has been satisfied with Sherburne County Right of Way Plat No. 30. If trails are proposed or planned within or adjacent to County Highway rights of way, ten additional feet are required. The limited access symbol must be applied to the drawing along each County Highway. We require complete clearing, grubbing and restoration (as necessary) of the right of way along county highways to match the dedicated right of way. The Liberty Heights Drive and 189th Avenue accesses to CH 40 have been incorporated into the CH 40 reconstruction design plans. These accesses align with the approved access points in River Park located west of CH 40. Sherburne County will construct auxiliary traffic lanes at CSAH 13 & CH 40 and CSAH 12 & CH 40 as part of our CH 40 reconstruction project.
