In a January workshop, the City Council reviewed and <br />discussed the plan for Liberty Heights Estates, which included the provision of a large (29.75 acre) <br />parcel for future school needs, preservation of a large wetland in the 'center' of the development to <br />serve as a natural amenity, and a 10 acre parcel to serve park needs of the neighborhood and <br />surrounding area. In its review, the City CounC::il outlined the following stipulations: <br /> <br />Minimum lot size of 9,750 square feet <br />An average lot size of 11,000 square feet <br /> <br />Requirements for review <br />The review of several land use applications were considered for this report, including Conditional <br />Use Permit (to allow for a Planned Unit Development subdivision), Land Use amendment (to <br />extend the urban service district into the subject property), rezoning (to rezone the property from R- <br />ia to PUD), and a p.tt"lim;l'lgry plat (to start the subdivision process). In an effort to reduce <br />redundant statements and infOIIlJation, Staff consolidated the comments gathered from the review <br />of these requests, and incorporated them into the review of the prf>l;m;mlry plat This is also done <br />as the p.tt"l;m;l'lRry plat more comprehensively illustrates the proposal. Staff is recommending <br />approval of the prf>lim;l'lgry plat, subject to several conditions.
