<br />. <br /> <br />. <br /> <br />. <br /> <br />Case File: CU 06-31 <br />Page 3 <br /> <br />In the review of the standards for CUP as outlined, it appears that the addition is consistent with all <br />of these standards. <br /> <br />Overview <br /> <br />The request consists of Proposed Addition A at 3,600 sq. ft. and of Proposed Addition B at 3,230 <br />sq. ft. The site currently has two buildings on the property; the Precision Frame & Alignment <br />building at 5,525 sq. ft. and Deano's Collision building at 14,440 sq. ft. <br /> <br />The Proposed Addition A expansion would be attached to the Precision Frame & Alignment while <br />the Proposed Addition B expansion would be attached to the Deano's Collision building (which <br />requires the approval of a variance). <br /> <br />Comprehensive Plan <br /> <br />The Comprehensive Plan guides this area as Highway Commercial and the proposed use is <br />consistent with the plan. <br /> <br />Design Standards <br /> <br />The existing buildings, as well as the previously approved additions, were constructed prior to the <br />adoption of the current design guidelines (May 16, 2005) for the C-3 zoning district. The <br />requirements are to have at least two approved materials on each fas;ade. The applicant is proposing <br />matching the same material that currently exists on each building which is metal panels. The <br />buildings are considered non-conforming. <br /> <br />Staff would recommend that the additions not be required to have the second material as required <br />by ordinance, as the majority of the buildings only have one material. Instead, staff would <br />recommend that the required second building material be utilized at the front elevation/entrance to <br />meet the intent of the design requirements for the C3 zoning and provide more prominent visual <br />impact. <br /> <br />Parking and Circulation <br /> <br />Based on the square footage (26,795) of all the buildings and the city's requirement, a total of 89 <br />parking stalls would be required on site for all buildings (1:300). The proposed layout exceeds this <br />requirement with a total of 93 stalls. The minimum 10' setback from the property line is also <br />maintained. <br /> <br />Ten of the existing parking stalls are being relocated to within 10-feet of the north property line. <br />This will allow for more vehicular circulation as well as provide one additional parking stall. <br /> <br />The site has two existing access points, one off of V ance Street and one off of 173rd Avenue.
