The Elk River Code of Ordinances provides the findings necessary for the <br />City Council approval of preliminary and final plat: <br /> <br />1. The proposed subdivision is consistent with the zoning regulations (article VI of <br />this chapter) and conforms in all respects with all requirements of this Code, <br />including the zoning regulations and this article. <br /> <br />Response: The Project is consistent with all zoning regulations and requires no <br />special consideration or variances. <br /> <br />2. The proposed subdivision is consistent with all applicable general and specialized <br />city, county, and regional plans, including, but not limited to, the city's <br />comprehensive development plan. <br /> <br />Response: The Project is consistent with all applicable general and specialized <br />city, county and regional plans, including, but not limited to, the City's <br />Comprehensive Development Plan. The Property is guided Rural Residential and <br />the Project is rural residential in nature and consistent with the rural residential <br />requirements ofthe Elk River Code of Ordinances. <br /> <br />3. The physical characteristics of the site, including but not limited to topography, <br />soils, vegetation, susceptibility to erosion and siltation, susceptibility to flooding, <br />and drainage are suitable for the type and density of development and uses <br />contemplated. <br /> <br />Response: The Project has been designed to ensure compatibility with the <br />physical characteristics of the site. <br /> <br />4. The proposed subdivision makes adequate prOVlSlon for water supply, storm <br />drainage, sewage transportation, erosion control and all other services, facilities <br />and improvements otherwise required in this article. <br /> <br />Response: The Project makes provision for water supply, storm drainage, sewage, <br />transportation, erosion control and all other services. <br /> <br />5. The proposed subdivision will not cause substantial environmental damage. <br /> <br />Response: The Project will result in grading, the loss of some trees and the <br />construction of hard cover.
