We would off~ r the following: <br /> <br />Road Interconnects <br /> <br />We recognize the need for future road connections and are l'n agreement with the <br />proposed locations of Liberty Heights Drive and 189lh A vex Lue NW at the Bums <br />Township / Elk River border. <br /> <br />The preliminary plat depicts a new connection to Viking Be ulevard at Jarvis Street NW, <br />which is centered on the Elk River / Bums Township borde~ to create a four-legged <br />intersection with Twin Parkway. Currently, no right-of..ws;', exi~ in Burns Township <br />for this proposed street location. If approvedJ the developel shall be responsible for <br />obtaining the necessary rights from the existing property O'~ 'Iler to construct said road. <br /> <br />Vikine: Boulevard Access Issue <br /> <br />We under$tand that the connection of the proposed Jarvis S' :reet NW to Viking Boulevard <br />would require the closing of Halas Street NW in Bums To'~nship to meet spacing <br />requirements on Viking Boulevard. The cons~ction of a iC w-de-sac on the north end of <br />Halas Street NW would require additional right-of..way to 'be obtained by the developer. <br /> <br />Also, 1961h Avenue NW was platted with Twin View RidgeJ but was not constructed. It <br />would be necessary to construct 196th Avenue NW within 1 win View Ridge to provide <br />access to existing Bums Township residents. <br /> <br />If approved, the developer shall be respollsible for all cost~ lSsociated with closing Halas <br />Street NW and providing access to Twin View Ridge. Any improvements shall be in <br />accordance with Township standards. <br />
