<br /> <br />MEMORANDUM <br /> <br />TO: Jeremy Barnhart, Planning Manger <br /> <br />Terry Maurer, City Engineer ~ <br />DATE: October 12, 2006 <br /> <br />FROM: <br /> <br />SUBJECT: Preserve Ponds Addition <br />File: #226-15 I P <br /> <br />As requested, we have reviewed the submittal information for Pr~serve Ponds Addition <br />adjacent to County Highway 40 in east Elk River. Based upon our initial'review, the m~jor <br />issues we see are as follows: <br /> <br />1. The storm drainage system to service this area needs to be designed with an ultimate <br />outlet. <br /> <br />2. Currently, there is no sewer and water available to service this site. In order to approve <br />this development, it will be necessary to document that sanitary sewer and water service <br />will be available from the River Park development. <br /> <br />3. Sherburne County is likely to require a right turn lane and bypass lane at the entrance <br />onto County Highway 40. Since this road is currently under construction, the developers <br />should work with Sherburne County to get these necessary improvements included in <br />the County project and simply paid for by the developers of Preserve Ponds. <br /> <br />4. It will be a condition of the plat that the developers continue the lo-foot wide <br />bituminous trail adjacent to County Highway 40 along the length of their plat on both <br />sides of County Highway 40. This will require a separate trail easement to be granted to <br />the City after recording of the plat. <br /> <br />These are the major issues that we see upon our initial review of the submittal. As we review <br />the information in a more detailed fashion, I'm sure there will be other more minor issues to <br />be addressed by the developer.
