Constructing this turn lane will require the reconstruction of <br />the Burger Time parking lot. <br /> <br />REVISED SITE PLAN <br /> <br />The developer has presented a revised site plan in response to comments <br />received by the Planning Commission at the two public hearings that were <br />held on this item. The revised site plan generally includes the following <br />changes: <br /> <br />. Eliminating the Little Caesar's Pizza (1200 square feet) <br />. Relocating parking from the south side of Mr. Movie's building to <br />the north side <br />. Shifting the parking area on the north end of Tires Plus further <br />north and adding five additional stalls <br />. Eliminating the proposed right in/right out onto Highway 169 <br />. Adding a conceptual drawing of a right hand turn lane at Carson <br />Street and Main Street <br />. Adjusting the Burger Time parking lot accordingly as a result of the <br />improvements to Carson Street <br /> <br />e <br /> <br />PARKING <br /> <br />All along, there has been a concern with the amount and convenience of <br />parking for the proposed site plan. The developer has contended that their <br />project meets the City's requirements and that if there ever was a problem in <br />the future, they have the ability to use the overflow parking from Pizza Hut <br />and Burger Time. There may be available parking stalls to be considered for <br />overflow parking at Pizza Hut and Burger Time, however, the City's <br />ordinance requires that businesses provide adequate parking on site. <br /> <br />Staffs concern related to the number of parking stalls precipitated a brief <br />survey be done of other communities with similar facilities to determine how <br />many parking stalls they require for similar developments. This survey is <br />included in the packet and includes parking ratios ranging from one stall for <br />every 461 square feet, down to as low as one stall for every 166 square feet. <br />The average of all of these is one space for every 276 square feet. Assuming <br />that this parking ratio may be accurate, the following numbers were <br />calculated to determine required parking for the proposed development: <br /> <br />e <br /> <br />.
