In order to provide a year 'round landscaping along Evans Avenue, <br />some conifers should be incorporated into the established ten (10) foot <br />landscaped area. <br /> <br />4. Consideration should be given to providing some additional shrubs <br />along the southeast bank of the pond to help stabilize the banks. <br /> <br />5. The block retaining wall around the pond and Outlot A should be kept <br />outside of the right-of-way of 193rd Street. <br /> <br />SIGNAGE <br /> <br />1. The Developer has provided some signage specifications which are <br />consistent with Elk Park Center. This concept for a sign package is <br />acceptable and appropriate for the Planned Unit Development. <br /> <br />2. <br /> <br />The entrance monument at Evans and 193rd is intended to identify the <br />Hillside Estate development further to the east. This sign is located in <br />Outlot A, which is intended to be dedicated to the City. A more <br />appropriate location would be within the Hillside Estate development. <br />One option may to locate the sign on the south side of 193rd just as the <br />road begins to enter the Hillside Estates area. <br /> <br />e <br /> <br />BUILDING ELEVATIONS <br /> <br />The developer has not submitted elevation plans of the building at this time. <br />Therefore, staff is unable to make any comment regarding the architectural <br />appearance and specific details of the building. Some of the areas of concern <br />will be in the front (west elevation) where the entrance doors are to the <br />grocery store and identifying how much space there is between the actual <br />building entrance and the driveway in front of the building. Also, some <br />detailed plans will assist in visualizing the actual building. <br /> <br />SUMMARY <br /> <br />Since the proposed project is a planned unit development, there is quite a bit <br />of information that needs to be submitted for review. The developers have <br />provided a majority of that; however, there is still some tinkering that needs <br />to be done with the overall development plan and site plan for phase I before <br />a building permit can be issued. <br /> <br />e <br /> <br />hillside .council <br />
