The combination of berming and landscaping will enhance the aesthetics of this Planned Unit Development. Loading Area 1. The loading area behind the proposed grocery store raises concerns. First, it will be important to establish a sufficient screen between loading area and residential, immediately to the east. This loading zone will be an active area for service and delivery vehicles and should be screened 100% from residential view. Ideally, a detail showing a cross section of the loading area, buffer zone, and residential homes should be illustrated confirming the effectiveness of the proposed berm, fence, and landscaped area. -LIGHTING 1. Information should be included on the proposed lighting plan illustrating lighting contours and how they will illuminate the site and surrounding area. 2. Details of the lighting standards will need to be reviewed and incorporated in the PUD. SIGNAGE 1. Information has been submitted for proposed signage of the grocery store and associated free-standing sign. To be consistent with other developments in the area, the free-standing sign should be of a monument style. In addition, the free-standing sign is proposed to be SO feet high with a 10 ft. by 10 ft. panaflex cabinet placed on top. The height of this sign is identical to Elk Park Center's which identifies two of the major tenants in that shopping center. As another comparison, the recently approved SuperAmerica directly across 19Srd will have a monument style sign with a height of 15 feet.
