There are <br />existing driveways to both parcels which do not impact any wetlands. <br />Therefore, this proposal will not require any filling of wetlands or mitigation. <br />The site is also heavily wooded with oaks. If this proposal is approved, staff <br />would recommend a tree protection plan be required at the time of building <br />permit application for either parcel. <br /> <br />PARK DEDICATION <br /> <br />With the creation of a new parcel, park dedication will be required. A cash <br />payment of $450.00 will be a condition of approval. <br /> <br />RECOMMENDATION <br /> <br />It is recommended the City Council approve the administrative subdivision <br />request by Peter Seelen to divide 49 acres into one 18.5 acre parcel (Parcel A) <br />and one 30.5 acre parcel (Parcel B) with the following conditions: <br /> <br />e <br /> <br />1. <br /> <br />PAYMENT OF PARK DEDICATION FEES IN THE AMOUNT <br />OF $450 BE PAID TO THE CITY PRIOR TO RECORDING. <br /> <br />2.
