AS 94-08 <br /> <br />REQUEST <br /> <br />Peter Seelen is requesting an administrative subdivision to divide a forty- <br />nine (49) acre parcel into an eighteen and one-half (18.5) parcel and a thirty <br />and one-half (30.5) acre parcel. Both lots will have frontage on Tyler Street. <br /> <br />e LOCATION <br /> <br />East of Tyler Street, south one-half of the northeast quarter, Section 26, <br />Township 33, Range 26, Sherburne County, MN. <br /> <br />ZONINGILAND USE <br /> <br />RIA (Single Family Residential)/ LR (Low Density Residential) <br /> <br />ATTACHMENTS <br /> <br />Location Map, Zoning Map, Site Plan <br /> <br />DIMENSIONAL REGULATIONS <br /> <br />The property is zoned RIa which requires a minimum lot size of two and one- <br />half acres with 160 feet of frontage. Mr. Seelen is proposing to create an 18.5 <br />parcel (Parcel A) and a 30.5 acre parcel (Parcel B). Both parcels are currently <br />vacant. Each proposed lot will exceed the minimum requirements in terms of <br />lot size and width in the RIa zoning district.
