<br />I, <br /> <br />') <br /> <br />-) <br /> <br />Heritage Landing 2nd <br />April 26, 1994 <br /> <br />Page 2 <br /> <br />EXISTING TREES <br /> <br />e <br /> <br />Currently, the property has several stands of existing trees. Towards the <br />southeast are primarily oaks and towards the northwest are a combination of <br />ornamental trees which line the driveway to Mr. Kincanon's house, along <br />with conifers on the opposite side of the driveway. The developer plans on <br />relocating as many conifers and ornamentals as possible prior to grading the <br />site. However, some trees will be loss due to their proximity to one another <br />or grade changes. <br /> <br />CUL DE SAC <br /> <br />The proposed cul-de-sac is approximately two hundred and eighty feet in <br />length which falls within the requirements set forth in the City zoning <br />ordinance. The cul-de-sac has a large landscaped island, which at its widest <br />point is approximately 100 feet in width. This island will provide a nice <br />opportunity for landscaping to be placed to create an aesthetic environment <br />at the end of the cul-de-sac. As mentioned by Terry Maurer, the road width <br />and radius within the cul-de-sac will have to be modified to improve <br />circulation. One other issue which needs further review is how the City <br />should best handle maintenance of the center of the island within the cul-de- <br />sac. Terry Maurer has suggested creating an outlot and dividing that <br />particular outlot among the nine lots within the plat. This may work, <br />however, further review is needed. <br /> <br />e <br /> <br />LANDSCAPING <br /> <br />As indicated at the last Planning Commission meeting, plats are required to <br />provide one overstory tree for every 60 lineal feet. This same requirement <br />will apply to Heritage Landing Second Addition and will have to be reflected <br />on a landscape plan submitted for staff review and approval. <br /> <br />RECOMMENDATION <br /> <br />It is recommended the Planning Commission recommend approval of the <br />requested Preliminary Plat for Heritage Landing Second Addition with the <br />following conditions: <br /> <br />1. <br /> <br />TREE PRESERVATION PLAN BE SUBMITTED ALONG WITH <br />A GRADING PLAN TO ILLUSTRATE THOSE AREAS OF <br />TREES THAT WILL BE SAVED DURING GRADING OF THE <br />PLAT. <br /> <br />e <br /> <br />heritage. planning <br />
