AS 94-5 <br /> <br />ISSUE <br /> <br />To consider an administrative subdivision by Jeff Mastley dividing forty (40) <br />acres into four (4) single family lots. <br /> <br />LOCATION <br /> <br />A forty acre parcel lying approximately one quarter mile west of Jarvis Street <br />and south of 213th Avenue NW. <br /> <br />e ATTACHMENTS <br /> <br />Location Map, Zoning Map, Preliminary Plat <br /> <br />ZONINGILAND USE <br /> <br />Al (Agricultural Conservation)/ A (Agricultural) <br /> <br />OVERVIEW <br /> <br />The previous item on the Council agenda dealt with a variance relating to <br />this subdivision. Assuming that variance is approved by the City Council, <br />the proposed plat consists of four lots each having an acreage of <br />approximately 9.75 acres. The forty acre parcel has a variety of natural <br />characteristics, the north half of t~e property consisting of tillable farmland <br />and the south half predominantly wooded with large mature trees and <br />natural ponding areas as well as man made ponds. The topography on the <br />south end of the plat rises rather dramatically before dropping off towards <br />the south in the direction of Trott Brook, which borders the plat for a short <br />distance on the south. <br /> <br />e <br /> <br />P.O.
