CU 94-8 <br /> <br />REQUESTED ACTION <br /> <br />Kraus Anderson of Elk River, Inc., is requesting a conditional use permit for <br />site plan review for Phase I of the Elk Park Center Planned Unit <br />Development (PUD). <br /> <br />LOCATION <br /> <br />. <br /> <br />A general description of the property is bounded by Highway 169, School <br />Street, and Jackson Road. The project area consists of approximately 50 <br />acres. <br /> <br />ATTACHMENTS <br /> <br />Location Map, Letter from Mike Shields, Site Plan Review letter from Steve <br />Ach dated March 24, 1994, Site Plan Review letter from Terry Maurer dated <br />March 23, 1994, Complete Packet of Development Plans. <br /> <br />BACKGROUND <br /> <br />e <br /> <br />Over the past two and one-half years, the Planning Commission and City <br />Council have reviewed various applications and proposed plans for the Elk <br />Park CenterPUD. On December 20, 1993, the City Council approved a <br />conditional use permit for a commercial PUD on the entire 50 (plus or <br />minus) acre site. That conditional use permit included stipulations and <br />conditions that the entire PUD must comply with. In addition, a set of plans <br />referred to as the "Development Plan" was also approved as the concept plan, <br />which review of future site plans will be based upon. This development plan <br />package includes a site, landscaping, grading, setback, signage, and various <br />written material all incorporated into a PUD Agreement, which will be <br />adopted by the City Council. <br /> <br />P.O.
