Trunk water and sewer will also be <br />extended to serve the shopping center as well as the area north and east of <br />Highway 169 and 193rd Avenue. <br /> <br />ANALYSIS <br /> <br />A complete site plan review has been conducted by staff and comments are <br />included in the letters from Terry Maurer and myself. These letters are <br />attached to the Planning Commission report and made part of this packet. <br /> <br />Generally, the proposed plans for Phase I comply with the development plan <br />approved by the City Council on December 20, 1993. However, there are two <br />areas where the plans deviate from the approved development plan. First of <br />all, the developers are proposing to eliminate some landscaped/traffic control <br />islands from the eastern end of selected parking rows (please refer to the <br />Planning Commission report for further details). <br /> <br />e <br /> <br />Secondly, signage has been modified in two areas. The monument style sign <br />at Freeport Avenue and Jackson Road has been increased in size from 64 <br />square feet to 128 square feet and both Target and Cub Foods are identified. <br />Originally, the sign was to only identify the Center, and not include tenants. <br />In addition, another sign has been added which measures 6 feet high by 4 <br />feet wide monument style for Target located at the "rear" entrance off <br />Jackson Road. Both these signs are illustrated on the attached exhibit in <br />this report. <br /> <br />Please refer to the attached report to the Planning Commission for additional <br />information. <br /> <br />FURTHER REVIEW <br /> <br />It should be noted that development of any of the outlots or additions to the <br />main center will require a conditional use permit. Therefore, the Planning <br />Commission and City Council will have the opportunity to review these <br />development requests in the future. <br /> <br />PLANNING COMMISSION RECOMMENDATION <br /> <br />e <br /> <br />The Planning Commission recommended approving the conditional use <br />permit with staffs conditions as outlined in the report. In addition, the <br />Planning Commission approved the sign package as presented by the <br />developers, which included the revised monument sign at Freeport Avenue <br />and Jackson Road, and the sign for Target along Jackson Road. <br /> <br />epc.council <br />
