<br />Country Ridge Partnership <br />April 21, 1994 <br /> <br />Page 2 <br /> <br />e <br /> <br />OVERVIEW <br /> <br />Revised plat basically involves scaling the project back to 73 lots, saving a <br />majority of the trees on the north part of the property by dedicating the <br />seven (7) acres as park land, and realigning the roadway off of Orono <br />Parkway to avoid as many trees as possible. <br /> <br />The only new issue that has come up since the last time the City Council <br />reviewed this plat is the ordinance requirement for front yard trees. The <br />ordinance currently requires trees be planted at intervals of sixty (60) feet <br />along the frontage of all lots within the subdivision. Staff has recommended <br />a slight modification to this. Rather than one for every sixty (60) lineal feet, <br />one front yard tree be provided for every single family lot. Please see the <br />attached report to the Planning Commission for additional information. <br /> <br />PARK AND RECREATION COMMISSION <br /> <br />e <br /> <br />The Park and Recreation Commission approved the preliminary plat as <br />presented with the seven (7) acres of park land along the north edge of the <br />plat. In addition, the Park and Recreation Commission indicated that three <br />(3) acres of land south of County Road No. 30 would still be required as part <br />of the future subdivision. Therefore, the Park and Recreation Commission <br />agreed that the seven (7) acres included in Country Crossings plat and three <br />(3) acres of land off of County Road No. 30 would satisfy the park dedication <br />requirements for one-hundred, twenty (120) acres of single family residential <br />development. <br /> <br />PLANNING COMMISSION RECOMMENDATION <br /> <br />The Planning Commission recommended approval of the revised preliminary <br />plat for Country Ridge Partnership as presented as per the conditions stated <br />in the staff report. The Planning Commission also indicated that they <br />appreciated the developers cooperation and felt that this seven (7) acres of <br />park land will be a nice amenity for the area. <br /> <br />STAFF RECOMMENDATION <br /> <br />It is recommended that the preliminary plat request by Country Ridge <br />Partnership be approved with the following conditions: <br /> <br />e <br /> <br />1. <br /> <br />A PLAN BE SUBMITTED TO THE CITY IDENTIFYING THE <br />LOCATION OF ALL MAILBOXES AND A DETAIL ILLUSTRATING <br /> <br />country. council <br />
