Country Ridge Partnership
April 21, 1994

Page 2

e

OVERVIEW

Revised plat basically involves scaling the project back to 73 lots, saving a
majority of the trees on the north part of the property by dedicating the
seven (7) acres as park land, and realigning the roadway off of Orono
Parkway to avoid as many trees as possible.

The only new issue that has come up since the last time the City Council
reviewed this plat is the ordinance requirement for front yard trees. The
ordinance currently requires trees be planted at intervals of sixty (60) feet
along the frontage of all lots within the subdivision. Staff has recommended
a slight modification to this. Rather than one for every sixty (60) lineal feet,
one front yard tree be provided for every single family lot. Please see the
attached report to the Planning Commission for additional information.

PARK AND RECREATION COMMISSION

e

The Park and Recreation Commission approved the preliminary plat as
presented with the seven (7) acres of park land along the north edge of the
plat. In addition, the Park and Recreation Commission indicated that three
(3) acres of land south of County Road No. 30 would still be required as part
of the future subdivision. Therefore, the Park and Recreation Commission
agreed that the seven (7) acres included in Country Crossings plat and three
(3) acres of land off of County Road No. 30 would satisfy the park dedication
requirements for one-hundred, twenty (120) acres of single family residential
development.

PLANNING COMMISSION RECOMMENDATION

The Planning Commission recommended approval of the revised preliminary
plat for Country Ridge Partnership as presented as per the conditions stated
in the staff report. The Planning Commission also indicated that they
appreciated the developers cooperation and felt that this seven (7) acres of
park land will be a nice amenity for the area.

STAFF RECOMMENDATION

It is recommended that the preliminary plat request by Country Ridge
Partnership be approved with the following conditions:

e

1.

A PLAN BE SUBMITTED TO THE CITY IDENTIFYING THE
LOCATION OF ALL MAILBOXES AND A DETAIL ILLUSTRATING

country. council
