<br /> <br />MEMORANDUM <br /> <br />TO: Jeremy Barnhart, Planning Manager <br /> <br />FROM: Terry Maurer, City Engineer411\ <br /> <br />DATE: August 15, 2006 <br /> <br />SUBJECT: Alliance Community Church <br />File # 226-139P <br /> <br />As requested, I have reviewed the most recent plan submittal for the Alliance Community <br />Church. The plan set has a revision date of August 3,2006. I have also had another <br />opportunity to meet with Kinghorn Company, Inc. since my memo dated July 11, 2006. <br /> <br />1. The revised plans do not show a right of way or easement for road purposes east and <br />west across the property at the 186m Avenue alignment. I do believe that it is <br />appropriate to ask for this easement at this point in time. Should the property to the <br />west develop in a residential manner, there may be the need for a public street to <br />connect the neighborhoods. If the easement is not needed for a public street as the area <br />to the west develops, it can always be vacated. If it is not received at this point in time, it <br />is unlikely that it will ever be gotten in the future. <br /> <br />2. The revised plans show the additional right of way that will be needed along 185m <br />Avenue. It is unclear how this will be conveyed since the property will not be platted. <br /> <br />3. As -with the Riverplace development, we will require the developers of Alliance <br />Community Church to extend the 10- foot bituminous pathway along the 18 5th Avenue <br />frontage of their property. <br /> <br />4. The layout of sanitcuy sewer and water to service the property is acceptable. It is my <br />understanding that the Fire Chief has asked for an additional hydrant at the "rest side of <br />the 185m Avenue watermain extension. Grady Kinghorn has indicated they are willing to <br />add this hydrant. As previously discussed, easements will be needed over the sanitcuy <br />sewer and watermain for maintenance purposes. This would include an easement from <br />the owner of the private drive in favor of the City for the extension of sanitcuy sewer and water out of the Riverplace development into the Alliance Church site. <br />
