The <br />proposed preliminary plat by Mr. Chuba is laid out to allow <br />each of the units to be sold to individual tenants while two of <br />the lots (Lots 5 and 7) will be dedicated as common courtyard <br />space and parking lot, respectively. The intent here is to <br />have this office building set up similar to a townhouse <br />association whereby each tenant owns its particular space and <br />has rights to the common grounds throughout the site. <br /> <br />The second application is a conditional use permit which is the <br />mechanism used to subdivide properties where either buildings <br />or parking areas are located on the property line resulting in <br />a zero lot line development. <br /> <br />Additional staff comments regarding these two applications can <br />be found in the attached report to the Planning Commission. <br /> <br />PLANNING COMMISSION RECOMMENDATION <br /> <br />. <br /> <br />The Planning Commission unanimously recommended approval of: <br /> <br />A.
