The applicant owns one car which will be kept in <br />the garage. It is anticipated that no more than two vehicles <br />will be at this site at anyone time. This site has a two car <br />garage, therefore, two vehicles can be parked in front of the <br />garage. It is important that the applicant try to keep <br />personal vehicles out of the driveway during business hours to <br />limit parking on the street. <br /> <br />SIGNAGE <br /> <br />The applicant has not indicated whether she plans on any type <br />of signage for this business. City Code allows a 2 square foot <br />sign to be mounted flat on the wall of the dwelling for <br />permitted home occupations. Staff is recommending this amount <br />of signage be allowed for this use. <br /> <br />RECOMMENDATION <br /> <br />Staff feels this request meets the seven standards for a <br />conditional use permit as outlined in Section 900.2 of the Elk <br />River City Code of Ordinances, as well as the Home occupation <br />Ordinance, and is recommending approval of this conditional use <br />permit request to operate a tailoring and craft business out of <br />the applicant's home with the following conditions: <br /> <br />1. THE HOURS OF OPERATION BE CONSISTENT WITH THE HOURS <br />MENTIONED IN THE MEMO. <br /> <br />2. <br /> <br />NO OTHER EMPLOYEES ARE ALLOWED WITH <br />OCCUPATION. <br /> <br />THIS <br /> <br />HOME <br /> <br />3. THE APPLICANT MAINTAIN ENOUGH ROOM IN THE DRIVEWAY <br />FOR TWO CUSTOMER VEHICLES AT ALL TIMES DURING <br />OPERATING HOURS. <br /> <br />4. SIGNAGE BE LIMITED TO TWO SQUARE FEET, MOUNTED FLAT <br />ON THE WALL OF THE DWELLING. <br /> <br />5. THIS USE IS SUBJECT TO AN ANNUAL REVIEW BY STAFF TO <br />ENSURE THAT THE INTEGRITY OF THE RESIDENTIAL <br />NEIGHBORHOOD IS MAINTAINED. <br />
