TRAFFIC/PARKING The proposed tailor shop will only have one employee, the applicant. The applicant owns one car which will be kept in the garage. It is anticipated that no more than two vehicles will be at this site at anyone time. This site has a two car garage, therefore, two vehicles can be parked in front of the garage. It is important that the applicant try to keep personal vehicles out of the driveway during business hours to limit parking on the street. SIGNAGE The applicant has not indicated whether she plans on any type of signage for this business. City Code allows a 2 square foot sign to be mounted flat on the wall of the dwelling for permitted home occupations. Staff is recommending this amount of signage be allowed for this use. RECOMMENDATION Staff feels this request meets the seven standards for a conditional use permit as outlined in Section 900.2 of the Elk River City Code of Ordinances, as well as the Home occupation Ordinance, and is recommending approval of this conditional use permit request to operate a tailoring and craft business out of the applicant's home with the following conditions: 1. THE HOURS OF OPERATION BE CONSISTENT WITH THE HOURS MENTIONED IN THE MEMO. 2. NO OTHER EMPLOYEES ARE ALLOWED WITH OCCUPATION. THIS HOME 3. THE APPLICANT MAINTAIN ENOUGH ROOM IN THE DRIVEWAY FOR TWO CUSTOMER VEHICLES AT ALL TIMES DURING OPERATING HOURS. 4. SIGNAGE BE LIMITED TO TWO SQUARE FEET, MOUNTED FLAT ON THE WALL OF THE DWELLING. 5. THIS USE IS SUBJECT TO AN ANNUAL REVIEW BY STAFF TO ENSURE THAT THE INTEGRITY OF THE RESIDENTIAL NEIGHBORHOOD IS MAINTAINED.
