CU 93-31 <br /> <br />REQUESTED ACTION <br /> <br />A conditional use permit to encroach on the 300 foot setback <br />for a metal skin building and to construct a detached, <br />non-agricultural accessory building exceeding 1,000 square feet <br />in size. <br /> <br />LOCATION OF REQUEST <br /> <br />12869 Ranch Road NW, Elk River, MN. <br />description is available at City Hall. <br /> <br />A complete <br /> <br />legal <br /> <br />ZONING/LAND USE <br /> <br />A1 (Agricultural Conservation; A (Agricultural) <br /> <br />e <br /> <br />ATTACHMENTS <br /> <br />Location Map, Zoning Map, Survey of Property, Property Owners <br />List. <br /> <br />BACKGROUND <br /> <br />Mr. Larson is requesting a conditional use permit to construct <br />a non-agricultural metal skin building within 250 feet of a <br />neighboring dwelling and to exceed 1,000 square feet in size. <br />Metal skin accessory structures are required to meet a 300 foot <br />setback from any neighboring home. Mr. Larson's property is <br />3.8 acres in size and abuts Greenhead Acres Third Addition to <br />the east. There is a row of small trees which partially screen <br />the structure from some neighboring homes. <br /> <br />e <br /> <br />The proposed structure measures 48'x30' (1,440 square feet) in <br />size. The location of the building meets all A1 setback <br />requirements with the exception of the rear setback. The <br />accessory use rear yard setback in the A1 zoning district is 50 <br />feet. The site plan shows the rear line setback as 25 feet. <br />Approval of this request would require the applicant to meet <br />this 50 foot rear yard setback. Mr. Larson plans on using the <br />accessory structure to store some of his miscellaneous personal <br />items rather than have them placed outside. If this request is <br />approved, staff will recommend that the color of the accessory <br />structure match the exterior of the home or be of an earth tone <br />color. <br /> <br />P.O.
