CU 93-31 <br /> <br />REQUEST <br /> <br />Michael Larson is requesting a conditional use permit to <br />construct a non-agricultural metal skin building within 250 <br />feet of a neighboring dwelling and to exceed 1,000 square feet <br />in size. Metal skin accessory structures are required to meet <br />a 300 foot setback from any neighboring home. The building <br />will be located at 12869 Ranch Road NW, Elk River. The memo to <br />the Planning Commission explaining this request in detail is <br />attached. <br /> <br />ANALYSIS <br /> <br />e <br /> <br />The proposed structure would measure 48' x 30', 1,440 square <br />feet, and be located on the lot meeting all A-1 accessory <br />setbacks with the exception of the 300 foot setback from any <br />neighboring dwelling. Mr. Larson originally submitted a site <br />plan showing a rear yard setback of 25 feet. The required rear <br />yard setback in the A-1 zoning district is 50 feet. Mr. Larson <br />did present to the Planning Commission a new site plan where <br />the structure meets the 50 foot rear yard setback. Mr. Larson <br />plans on using the structure to store some of his miscellaneous <br />personal items rather than have them placed outside. There <br />were no residents in the audience opposing this r~quest. <br /> <br />RECOMMENDATION <br /> <br />The Planning Commission unanimously recommended approval of the <br />conditional use permit for Michael Larson with the following <br />condition: <br /> <br />1. THE COLOR OF THE BUILDING MATCH THE EXTERIOR OF THE HOUSE <br />OR BE OF AN EARTHTONE COLOR. <br /> <br />e <br /> <br />P.O.
