The applicant owns 4.58 acres of <br />property. <br /> <br />BUILDING SITE <br /> <br />4It <br /> <br />It has come to staff's attention that Mr. Ertel has purchased a <br />45'x100' piece of property from his neighbor so his proposed <br />building can fit on his lot without the need for a variance. <br />To my knowledge, staff has not reviewed this addition of land. <br />The addition of the 45'x100' strip of land to his existing <br />parcel will leave a very odd shaped lot. This may make the <br />future subdivision of this parcel less efficient due to the <br />irregular lot lines. Staff is currently working with Mr. Ertel <br />on a better design of the addition. Therefore, if this <br />proposal is approved, the applicant will be required to receive <br />permission from the City of Elk River to add the new parcel. <br />The City will require that the strip of property be recorded at <br />Sherburne County and combined with his existing parcel. <br />Although Mr. Ertal owns 4.58 acres, this particular location is <br />the best location on this site for the proposed building. <br /> <br />P.O.
