<br />e <br /> <br />e <br /> <br />e <br /> <br />Meadowvale Commercial Park <br />October 18, 1993 <br /> <br />Page 2 <br /> <br />-------------------------- <br /> <br />LOT SIZE <br /> <br />The minimum <br />of lot width. <br />requirements. <br /> <br />lot size in the 11 zone is one acre with 100 feet <br />All three of the lots exceed these two minimum <br /> <br />RIGHT-OF-WAY/UTILITY EASEMENTS <br /> <br />Road way and utility easements were previously granted to the <br />public for the construction of Vernon and Watson Streets, and <br />193rd Avenue. In addition, United Power Association (UPA) has <br />a 55 and 73 foot easement that encumbers all three lots in one <br />way or another. However, all three lots can be developed even <br />with UPA's easement present. As part of this plat, previously <br />recorded street and utility easements will be dedicated on the <br />plat which will clearly and conveniently document public road <br />ways and utility easements within this area. <br /> <br />ACCESS <br /> <br />All three lots have adequate access from a City street and will <br />not need access directly on County Road No.1. Therefore, to <br />preserve the integrity of this limited access, the plat has <br />reflected a "no access" notation that will be made part of the <br />plat and recorded on the final plat. <br /> <br />UTILITIES <br /> <br />Sanitary sewer and water are available to all three sites, <br />however, Lot 2, Block 1, and Lot 1, Block 2, will need to <br />access the water main in the street to extend service to the <br />property. This will be an additional cost to the builder when <br />these lots are developed. The sanitary sewer along County Road <br />No. 1 was previously installed privately. It is recommended <br />this particular line be inspected and accepted by the City as a <br />public utility. <br /> <br />PARK DEDICATION <br /> <br />The subdivision ordinance presently does not require park <br />dedication on industrial property. Therefore, no park <br />dedication will be required. The City Council may wish to have <br />staff and the Planning Commission research the possibilities of <br />establishing park fees for industrial development to assist in <br />funding park improvements. <br />
