They are Heritage Landing, Mississippi Oaks, <br />and Cherryhill Bluffs 2nd Addition. All three of these projects were petitioned for by the developers <br />and at the same time the developers have waived their rights to a public hearing and assessment hearing. <br />Therefore, there is no need to hold a formal assessment hearing before adopting the roll on these projects. <br /> <br />e <br /> <br />All that is required to complete the assessment process is the adoption of two resolutions. The fIrst <br />resolution determines the cost to be assessed and orders the preparation of the assessment roll. The <br />second resolution adopts the fInal assessment roll. Copies of draft resolutions for each assessment for <br />each project listed are attached. A brief summary of each of the projects is as follows: <br /> <br />1. Heritage Landing <br /> <br />The final project costs for the Heritage Landing improvements, including the site grading, are <br />$649,933. This corresponds to a feasibility estimate, not including site grading, of $675,900. <br />Given the site grading cost of over $60,000, the fInal project cost on this improvement is more <br />than 10 % under the feasibility estimate. <br /> <br />Attached are two resolutions, one determining the cost to be assessed and ordering the assessment <br />roll, and the second adopting the fmal assessment roll. We would recommend that the City <br />Council consider adoption of both of these. <br /> <br />2. Mississippi Oaks <br /> <br />e <br /> <br />The fInal project costs for the Mississippi Oaks project have been determined to be $487,017. <br />As you are aware, this is cost associated with two different projects. A portion of the utility <br />improvements were installed as part of the Heritage Landing development, and the remaining <br />utility and street improvements were let under a separate contract specifIcally for the Mississippi <br />Oaks development. This total project cost once again includes site grading. The feasibility study, <br />which did not include site grading, estimated the cost to be $452,900.
