Our review
consisted primarily of two major issues, one being the traffic flow through the site, and the other
. being the drainage considerations. We have also made a visit to the site to inspect the premises.
Based on our review of the site plan and our site visit, we offer the following comments.

1. TRAFFIC

· The circulation pattern and aisle width appears to be fine.
· The proposed one-way driveway off of Jackson Street to service the drive-up
window should be well signed at the Jackson Street entrance. This will eliminate
the potential of cars wanting to access the parking lot rather than the drive-up
window being caught in a line of cars \Witing for their turn at the drive-up
window.
· The handicap ramp access to the building meets the parking lot at the southwest
corner. This is also the location where traffic accessing the drive-up window
protrudes around the building. This poses a potential conflict area, although it is
unlikely that there will be significant opportunity for this type of conflict.
· A raised concrete median on the west side of the handicapped parking stall would
assist in eliminating vehicles cutting the corner as they come around the west side
of the building. This would help to keep vehicles in the traffic lane and eliminate
potential conflict.

e

1959 SLOAN PLACE, SUITE 200, ST.
