<br />P, Scott & Robin Fitzgerald <br />June 9, 1993 <br /> <br />Page 2 <br /> <br />DRAINAGE <br /> <br />Staff feels the addition of two rooftops and driveways can be <br />handled by the existing drainage system. Terry Maurer, City <br />Engineer, will be reviewing this plat and his comments will be <br />provided to the Council. Mr. Maurer will also be commenting on <br />sewer and water, which should be just a matter of extending <br />services to the two lots created. <br /> <br />ACCESS <br /> <br />Staff has been in contact with the County Engineering <br />department. The plat correctly denotes an additional 17 ft of <br />right-of-way being dedicated to the County for Meadowvale <br />Road. The County Engineering department does feel that since <br />Vale Road (south of the two new lots) can provide access, that <br />no new driveways from these two lots should be allowed onto <br />Meadowvale Road. <br /> <br />PARK DEDICATION <br /> <br />The Park and Recreation Board reviewed <br />recommended $800.00 in park dedication fees be <br />additional two lots prior to recording the plat. <br /> <br />this plat <br />paid for <br /> <br />and <br />the <br /> <br />DEVELOPER AGREEMENT <br /> <br />Since no public improvements are needed for this plat, staff is <br />recommending no developers agreement be required. <br /> <br />RECOMMENDATION <br /> <br />Staff is recommending preliminary and final plat approval for <br />the plat of Robinsdale with the following stipulations: <br /> <br />1. THE DEVELOPER IS RESPONSIBLE FOR SEWER AND WATER <br />SERVICES TO THESE TWO LOTS PRIOR TO RECORDING THE <br />PLAT. <br /> <br />2. $800.00 IN PARK DEDICATION FEES BE PAID PRIOR TO <br />RECORDING THE PLAT. <br /> <br />3. COMMENTS FROM TERRY MAURER, CITY ENGINEER, REGARDING <br />DRAINAGE AND UTILITIES (IF ANY) ARE INCORPORATED IN <br />THE STIPULATIONS FOR APPROVAL OF THIS PLAT. <br /> <br />4. 17 FEET OF ADDITIONAL RIGHT-OF-WAY IS DEDICATED TO <br />THE COUNTY FOR MEADOWVALE ROAD. <br /> <br />5. LOTS 2 AND 3, BLOCK 1 HAVE THEIR ACCESS OFF OF VALE <br />ROAD. <br /> <br />6. THE DEVELOPER REIMBURSE THE CITY FOR THE COST OF <br />REVIEWING THE PLAT. <br />
