P 93-09 <br /> <br />APPLICANT <br /> <br />Scott & Robin Fitzgerald, 12782 Meadowvale Road, Elk River, MN. <br /> <br />REQUESTED ACTION <br /> <br />An administrative subdivision (preliminary and final plat) for <br />the plat of Robinsdale to create two additional residential <br />lots. <br /> <br />SITE ZONING <br /> <br />Rlc/Single Family Residential <br /> <br />SURROUNDING ZONING <br /> <br />North - Il/Light Industrial <br />West, South, East - Rlc/Single Family Residential <br /> <br />LEGAL DESCRIPTION <br /> <br />That part of the SW 1/4 of the SW 1/4 of Section 28, Township <br />33, Range 26, Sherburne County, MN, lying southwesterly of <br />County Road No. 44 and lying east of Scottsdale according to <br />the recorded plat thereof. Attached is a map showing the <br />general location of the affected property. <br /> <br />OVERVIEW <br />Scott and Robin Fitzgerald are proposing to subdivide a parcel <br />that contains their existing house into 3 lots. The property <br />affected by the plat of Robinsdale was part of a larger parcel, <br />which was subdivided by the plat of Scottsdale in 1992. All <br />lots in question will be served by City sewer and water. <br /> <br />LOT SIZE <br /> <br />The three lots created exceed the City's ffilnlmum 10,000 sq ft <br />lot size and meet the minimum 80 ft lot requirement for lots in <br />the Rlc zone. Lot 3, Block 1 is somewhat restricted for <br />building sites because of its triangular shape, but will <br />accommodate an average sized house. <br /> <br />P.o.
