Box 490 <br />Elk River, MN 55330 <br /> <br />RE: Christopher Carr Proposal <br /> <br />Dear Mr. Leeseberg; <br /> <br />We have reviewed air photos and a drawing dated 5/03/06 for the Chris Carr property (75-113-1403) <br />located adjacent to CSAH 13 and within section 13 of the City of Elk River. I have had conversations <br />with Bryan Salcome from JOA and submit the following comments. <br /> <br />We will grant access for Lot 2 to CSAH 13 as proposed, based on the fact that there is a FEMA <br />floodway on this prope~, which prohibits use of a shared driveway. Under certain scenario's, the <br />proposed access of 211 h Avenue could meet the current spacing requirements for a future street <br />connection to CSAH 13 and will be approved for Lot 2. An access permit will be required, subject to <br />formal review and acceptance by the City. The 211th Avenue designation on the drawing does not <br />guarantee a future City street at this location. <br /> <br />At this time the existing access for Lot 1 to CSAH 13 may remain.
