<br /> <br />MEMORANDUM <br /> <br />TO: Chris Leeseberg, Park Planner/Planner <br /> <br />Terry Maurer, City Engineer ~ <br /> <br />DATE: June 12, 2006 <br /> <br />FROM: <br /> <br />SUBJECT: Trott Brook Hills <br />Chris Carr - Simple Plat <br />File: 226-XXXP <br /> <br />As requested, we have reviewed the submittal package for the Trott Brook Hills plat, which <br />is a Simple Plat proposed by Chris Carr. The site is approximately 9 acres, located on the <br />west side of CSAH 13 arid north of CSAH 33. The proposal is to divide the site into two <br />lots, each over 4 acres in size. Lot 1 will contain the existing home. Lot 2 will provide for a <br />proposed future building site. <br /> <br />A letter has been received dated May 15, 2006 from Sherburne County Public Works <br />Department providing for the necessary driveways to access the two lots. There is a <br />triangular piece of property in the northeast comer of the site that is proposed to be <br />dedicated to the City of Elk River for a possible future 211 th Avenue extension. Sherburne <br />County indicates in their letter that this extension of 211th Avenue is not approved by <br />showing it on this plat, but it may likely meet spacing requirements if and when it is <br />proposed to be constructed. Sherburne County also indicates that an access permit will be <br />necessary for the driveway construction. <br /> <br />The final plat shows all necessary drainage and utility easements. Wetlands on the site have <br />been delineated and located, with drainage and utility easements encompassing them. There <br />are no proposed wetland impacts. <br /> <br />Based upon our review we would recommend approval of the Simple Plat of Trott Brook <br />Hills.
