<br />emissions from stationary sources of air emissions such as boilers, exhaust stacks or fugitive dust sources. <br />Include any hazardous air pollutants (consult EA W Guidelines for a listing) and any greenhouse gases (such <br />as carbon dioxide, methane, nitrous oxide) and ozone-depleting chemicals (chIaro-fluorocarbons, <br />hydrofluorocarbons, perfluorocarbons or sulfur hexafluoride). Also describe any proposed pollution <br />prevention techniques and proposed air pollution control devices. Describe the impacts on air quality. <br /> <br />The project does not include any stationary sources of air emissions. <br /> <br />24. Odors, noise and dust. Will the project generate odors, noise or dust during construction or during <br />operation? The soils on the site are susceptible to wind <br />erosion. Dependent upon the wind and construction conditions, some nearby properties may be <br />affected temporarily. Noise commonly associated with heavy equipment will also occur. The impacts <br />have a nuisance value, but it will be intermittent and temporary. <br /> <br />25. Nearby resources. (Exhibit G and G-l) Anoka County Parks maintains a park, East Twin Lake County Park, 1/2 <br />mile east of the site on Viking Bouleyard. Adverse impacts are not expected. <br /> <br />26. Visual impacts. Will the project create adverse visual impacts during construction or operation? Such <br />as glare from intense lights, lights visible in \Vildemess areas and large visible plumes from cooling towers <br />or exhaust stacks? Yes X No <br />If yes, explain. <br /> <br />27. The project site is <br />currently zoned RIa Single Family Residential and is used as agricultural land in the production of <br />corn, soybeans and hay. The project site is presently guided for Rural Residential. The applicant <br />(Developer) is requesting a rezoning to provide for Urban Residential via a PUD. The City of Elk <br />River lvill need to expand the Urban Services District, ,Yhich currently ends at the project site's <br />w'esterly property line, in order to serve the proposed project site ,,,ith sanitary sew'er service. <br /> <br />The City of Elk River has a Comprehensive Transportation Plan, dated &~ugust 16, 2004.
