Rebecca Haug <br /> <br />Item 14 - Water Related Land Use Management District (Incomplete] <br />Attached is a copy of the City of Elk River Code Division 12 - Shoreland Management, Subdivision N <br />Zoning and Water Supply/Sanitary Restrictions Section 30-2021. Lot area and width standards states <br />for lakes; (several areas; d. natural environment non-riparian lots; single, a area of 20,000 square feet <br />and width of 125 feet is shown. <br /> <br />The pro'visions of Section 30-2042 of the code provide for density adjustments within each tier. The <br />project encompasses four tiers (three at 320 feet each and a fourth tier of 40 feet) to reach the 1,000 foot <br />boundary limit of the Shoreland Overlay District. Density increases are shown in a table in Section 30- <br />2042 of 50% for Tier 1, 100% for Tier 2 and 200% for Tiers 3 and 4. <br /> <br />Attached is a copy of an exhibit titled Shoreland Overlay District. This exhibit demonstrates <br />conformance with the provisions of Division 12 Shoreland Management. The project is showing only <br />23 lots of a potential 116 lots available when the bones density is applied to each tier.
