Terhaar, PE of Wenck Associates, Inc. <br />(Benshoof & Associates was acquired by Wenck Associates, Inc.). <br /> <br />Bullet 3 <br />In our opinion, the proposed development will have minimal impacts on the larger regional and Anoka <br />County transportation systems. <br /> <br />Bullet 4 <br />Average Daily Traffic (ADT) volumes are shovm in Figure 6. As described in the report dated February <br />7, 2006, the traffic volumes presented were developed as follows: <br />Existing (2006). Existing volumes were determined through traffic counts at the subject <br />intersections. <br />20 14 No-Build. Existing volumes at the subj ect intersections were increased by four percent per year <br />to account for area-wide development. Trips generated by the adjacent residential development <br />(Riverpark) and the two schools \vere also added, resulting in 2014 no-build volumes. <br />2014 Build. Volumes due to the proposed residential development were added to the 2014 no=build <br />volumes to determine 2014 build volumes. <br /> <br />Bullet 5 <br />As described in the report dated February 7, 2006, trip generation for the proposed development were <br />estimated based on the data presented in the Institute of Transportation Engineers' (ITE) Trip <br />Generation, Seventh Edition. Trip distribution percentages for the subj ect development trips were <br />established based on the nearby roadway network, existing and expected future traffic patterns and <br />location of the subject development in relation to major attractions. The distribution percentages for <br />trips are shown in Figure 3. <br /> <br />Bullet 6 <br />As described in the report dated February 7, 2006, trip generation for the proposed development were <br />estimated based on data presented in the Institute of Transportation Engineers' (ITE) Trip Generation, <br />Seventh Edition. The intersections show~n in the report vvill be most impacted by the proposed development and <br />therefore \varranted analysis. <br />
