AS 93-01 <br /> <br />APPLICANT <br /> <br />Gwen Petersen, 8700-93 Avenue North, Brooklyn Park, MN 55445. <br /> <br />REQUESTED ACTION <br /> <br />The applicant is requesting their 80 acres be subdivided into 2 <br />(two) parcels; a 10 acre parcel and a 70 acre parcel. <br /> <br />CURRENT ZONING/LAND USE <br /> <br />AI, Agricultural Conservation/A, Agricultural <br /> <br />SURROUNDING ZONING/LAND USE <br /> <br />. <br /> <br />All directions: AI, Agricultural Conservation/A, Agricultural <br /> <br />CITY SERVICES <br /> <br />The property is served by private septic and well. <br /> <br />LEGAL DESCRIPTION <br /> <br />N 1/2 of the SE 1/4 of Section 12, Township 33, Range 26, <br />Sherburne County, Minnesota. <br /> <br />BACKGROUND <br /> <br />The applicant is requesting an administrative subdivision to <br />divide an 80 acre parcel into 2 parcels (a 10 acre parcel and a <br />70 acre parcel). The affected property is located just west of <br />County Road 70, which is maintained by Anoka County. Both lots <br />would have frontage on County Road 70. <br /> <br />DIMENSIONAL REGULATIONS <br /> <br />. <br /> <br />The affected property is located in the Al zoning district <br />where the minimum lot size is 10 acres with 300 feet of <br />frontage on a public road. Both proposed parcels would meet <br />the size requirements.
